The Future of Real Estate: Where Craig Lerch Sees AI Taking Our Industry

Over the past 30 days, we have explored how artificial intelligence is transforming virtually every aspect of the real estate process. From pricing and staging to negotiation and transaction management, AI is providing tools that enhance our capabilities, improve our efficiency, and deliver better outcomes for the people we serve. Today, as we close this series, I want to share my perspective on where this is all heading — and why I believe the future of real estate is brighter than ever.

What 35 Years Has Taught Me About Change

I started in real estate in 1989. Since then, I have witnessed the fax machine give way to email, the MLS book become a website, paperless transactions replace filing cabinets, and online listings transform how buyers search for homes. At each stage, some agents predicted that technology would make experienced agents obsolete. At each stage, the opposite proved true — technology made experienced agents more valuable because we could leverage these tools to serve clients better, faster, and more comprehensively.

AI is the most significant technological shift I have witnessed in my career. But the pattern remains the same: technology amplifies capability, it does not replace judgment.

Where AI Is Taking Real Estate

Looking ahead, I see several directions where AI will continue to transform our industry. Predictive analytics will become more accurate and more granular, enabling even more precise pricing, timing, and market strategy decisions. AI-powered property assessment tools will evolve to the point where preliminary condition analysis is nearly as accurate as physical inspection for many property types. Transaction management will become increasingly automated, reducing the administrative burden on agents and the stress on clients.

We will see AI enhance the relocation experience with immersive neighborhood simulations that let buyers experience a community virtually before visiting in person. AI-powered financial modeling will become standard, helping every buyer and seller understand the complete financial implications of their decisions before committing. And the integration of AI with smart home technology will eventually impact how properties are valued and marketed.

What Will Never Change

No matter how sophisticated AI becomes, certain fundamentals of real estate will remain human. The trust that a family places in their agent when making the biggest financial decision of their lives — that is human. The empathy required to guide someone through an estate sale after losing a loved one — that is human. The negotiation instinct that comes from having sat across the table thousands of times — that is human. The local knowledge that comes from decades of relationships in a community — that is human.

AI will make us faster, more informed, and more efficient. But the relationship between a client and their agent — built on trust, experience, and genuine care — that is the foundation that technology serves but cannot replace.

I will continue to embrace every tool and technology that helps me serve my clients better. My mission has not changed: change lives, build wealth, and have fun. AI simply gives me more powerful tools to fulfill that mission.
