How to Buy and Sell a House at the Same Time

Coordinating the sale of your current home and the purchase of your next one is one of the most stressful logistics challenges in real estate. Whether you are moving up, downsizing, relocating, or transitioning through a life event, the timing needs to work — or you end up carrying two mortgages, paying for temporary housing, or losing the home you love because your sale did not close on time.

After more than 35 years and 4,000+ transactions across Montgomery County, Bucks County, and Southeastern Pennsylvania, I have refined a process that minimizes risk and keeps both transactions moving forward in lockstep.

Strategy 1: Sell First, Then Buy

This is the safest financial approach. You know exactly how much equity you have before you start shopping for your next home. The downside? You may need temporary housing. In practice, we often negotiate a rent-back agreement with the buyer of your current home, allowing you to stay in place for 30–60 days after closing while you finalize your purchase.

Strategy 2: Buy First With a Contingency

You can make an offer on your next home contingent on the sale of your current property. This protects you from carrying two mortgages, but it also makes your offer less competitive in a multiple-offer situation. In strong markets, many sellers prefer non-contingent offers. The key is having an experienced broker who can navigate this negotiation skillfully.

Strategy 3: Bridge Financing

A bridge loan or home equity line of credit (HELOC) allows you to access the equity in your current home to fund the down payment on your next purchase before your home sells. This works well for buyers with strong credit and sufficient equity, but it requires careful financial planning and a clear understanding of the costs involved.
