The New eXp Numbers for 2027: Cap, Teams, and the Reset

• By Craig Lerch, Real Estate Broker • 6 Min Read
A Pennsylvania stone farmhouse on a cold late-autumn afternoon with a for-sale sign in the frosted front lawn, golden light breaking through grey clouds, the hero image for a post on the numbers that changed at eXp for 2027

Picture a producer who last looked at eXp in 2024. They priced the model on the old team rules, the old tools, and a market that has since turned over. That agent is exactly who calls me now, and the honest answer is that enough has changed to warrant a second look and enough has stayed the same to make the decision a numbers question, not a faith question.

Why It Is Coming Up Now

The market is resetting, and the timing is not random. NAR membership is projected to fall from about 1.45 million in May 2025 to roughly 1.2 million by the end of 2026, the biggest projected decline since 2012, with the median agent now 57 years old. The Q3 2026 Agent Migration report from Recruiting Insight and Lone Wolf found about $14.4 billion in annualized production changed brokerages in a single quarter, and roughly one in eight producing agents switches firms every year. Meanwhile AGNT, the holding company behind eXp Realty, reported a record second quarter: $1.4 billion in revenue, up 11 percent year over year, on 87,338 agents and 132,497 transactions. When the pool shrinks and the models consolidate, the structure underneath your license matters more than the logo on the sign.

The Direct Answer: What Actually Changed

Start with what did not change: the individual cap is still $16,000 on an 80/20 split, and once you cap, you keep 100 percent of your commission minus a small per-transaction fee, with no desk fee and no franchise fee (eXp's income disclosure). What changed in 2026 is the team structure. The renamed Standard Teams, now called Half Cap Teams, let team leaders elect a reduced $8,000 company-dollar cap, and the minimum team-leader split was cut from 25 percent to 15 percent. Mega ICON Teams, now called Quarter Cap Teams, carry a $56,000 company-dollar team guarantee at a 25 percent blended split. For an experienced agent who builds a team, that is the difference between funding a team out of a full cap and funding it out of half.

Then the tools. At eXpcon in October, eXp introduced eXp Ready, pay-at-close home preparation up to $50,000; ShowGo, showing and open-house coverage; MCP First, its AI integration partner program; and Revenos Mortgage, a joint venture with Newrez. These are client-facing tools, and in a market that is slowing, they shorten the pre-listing conversation instead of stretching it.

And equity. ICON status reimburses the $16,000 cap in AGNT stock and unlocks revenue-share Tiers 6 and 7 for 13 months; AGNT recognized 309 ICON agents for July 2026. Revenue Share 2.0 itself did not change: seven tiers, with Tier 1 paying 3.5 percent of company dollar on a direct recruit's production, and roughly half the company dollar, up to about $8,000 per fully capping agent per year, flowing into the pool. It stops the day you leave, so count it as income, not as an asset you carry out the door.

The Local Read, for Montgomery and Bucks

In our market the reset shows up in inventory, not prices. Bright MLS data as compiled by CBHRE: Montgomery County's September median was $469,000, up 8.1 percent year over year, at 10 days on market, with active listings up 17.5 percent to 1,435. Bucks County held at $515,000, up 1.0 percent, at 12 days on market, with active listings up 20.7 percent to 1,062. One listing side in Bucks at a typical rate grosses about $12,875; in Montgomery, about $11,725. With inventory up roughly a fifth, the fight is no longer just about getting the listing. It is about what your model costs you while you work it.

How to Actually Use These Numbers

Run three of your own. One, your cap year: at your side count and average commission, how many deals before you cap, and what does your take-home do after? Two, your team math: if you lead a team, does an $8,000 half-cap or a $56,000 team guarantee fit how you actually pay people? Three, your client tools: list what your current brokerage gives a seller before the first showing, and put a dollar value on each item. Those three answers tell you more than any recruiting deck.

One honesty note: the freshest county-level Bright MLS reporting I could verify runs through September 2026, and AGNT's Q3 results were scheduled for early November, so I used the record Q2 2026 figures that are public. The structure does not move quarter to quarter. The reset does.

The Close

The model that won the last decade is not automatically the model that wins the next one. I made this move after 35-plus years and more than 4,000 transactions, and I would rather show you the current numbers than hand you a pitch. Text me the one question you cannot get answered in writing, no strings, and I will answer it straight.
